Lay it out for how the bay behaves
Open bay frontage and a canal lot off the bay are two different drawings. We read your water first, set the layout and the heights around the tide, then drive the pilings from the barge.
Open bay or tucked into a canal
Englewood frontage splits two ways. Some homes face open Lemon Bay with nothing between the seawall and the Intracoastal Waterway. Others sit back in a canal feeding the bay, tucked out of the traffic and the wind. A new dock is not the same plan on those two lots, and building it as though it were is how docks end up sited wrong on good water.
Lemon Bay is a protected aquatic preserve, so you are not designing against open Gulf fetch up here. You are designing against tide and traffic. The water moves real range through the bay every day, and that decides deck height, where the step down lands, and how far out the structure has to reach so your boat still has water under it at the bottom of the tide. The Waterway runs straight through toward Stump Pass, which means an open-frontage dock takes wake all day long while a canal dock three streets back barely registers it.
So the layout conversation happens standing on your seawall, not over the phone. The owner reads your frontage, what is under the water in front of it, and how you actually use it: fishing, loading the family, sitting out with a coffee. The dock gets drawn around those answers. Then the barge does the heavy part from the bay side, working the tide the way the job wants it.
